GENERAL CONTRACTOR

J. Scull Construction Service, Inc. is a full-service general contractor. We self-perform major portions of our contracts, including site work, concrete, framing and finish carpentry.

CONSTRUCTION MANAGEMENT

Scull's Construction Management services include site selection; site development, turnkey
fast-tract services; partnering arrangements between project architects, subcontractors and owners, and more.

We can provide the leadership to the construction process for the owner, including design review, overall scheduling, cost control, value engineering, constructability, preparation of bid packages, and construction coordination. We perform administration and management functions within a defi ned scope of services, working with the owner and designer to further the owner's interests.


DESIGN / BUILD

Our Design/Builds services include formation of a design team, site selection, preconstruction planning, preliminary and final cost estimating; turn-key completion at a guaranteed maximum price.

This delivery method combines design services and construction services in one entity. Scull Construction can utilize our in-house architecture team, as well as relationships with other architects and engineering fi rms, to provide the best possible construction team based
upon your needs.

The Design/Build approach to building emphasizes partnering. Working with you, we can provide plans to build the structure that meets your needs and budget. You are part of
the design team, and can be as involved as you wish in the building and design process. Your needs and choices control the cost, and you decide what you need.

Design/Build projects mean the customer benefits fully from our experienced staff. When we work together from the beginning, we are able to give value-engineering suggestions, creating options that save our customers time and money. Value engineering is a team approach to evaluating all parts of the project, with the objective of arriving at the best value for the lowest cost.


FAST TRACK / TURN KEY

One of the benefi ts of Design/Build is the ability to fast track your project, from concept to completion. The time between design, build and move in can be greatly reduced when Scull is coordinating all phases of the project, and can perform various stages simultaneously that are normally completed sequentially when multiple entities are involved.

DESIGN / BID BUILD

The design/bid-build process begins when an owner, after determining the need for built space, enters into a contract with a designer to produce descriptive drawings and written
specifications of the proposed building. Upon completion by the designer, these documents are distributed to contractors, who then submit bids to perform the work. The expectation is that the lowest bidder will be selected to enter into a construction contract with the owner, such contract limiting the cost of construction to the "lump sum" that was proposed. The design/bid-build lump sum project delivery system is traditional, relatively simple, and widely understood.


NEGOTIATED

The term "negotiated" here refers to the process of selecting and arriving at terms of agreement with a single contractor. Negotiations allow a wide range of issues to be considered other than the cost of the work and are used in several diff erent project delivery systems.

Our estimators can price your project, and discuss options to save you time and money, utilizing our cost transparency system.

Options for negotiated work include lump sum, guaranteed maximum price, or cost-plus fee.
